Housing Disrepair Survey & Report

What an independent disrepair survey involves, why the report matters, and who pays for it.

Short answer

A housing disrepair survey is an independent surveyor’s inspection of your home. They record the disrepair, work out the cause, and set out the repairs needed in a written report. That report is key evidence in a claim, and on a No Win, No Fee basis you do not pay for it yourself.

What the survey covers

  • Damp and mould, and the cause behind it (a leak, failed ventilation, rising or penetrating damp)
  • Leaks and water damage to the structure, ceilings, walls and floors
  • Heating and hot water problems, and whether the home can be kept warm
  • Structural issues such as cracks, crumbling plaster or unsafe fittings
  • The effect on the rooms you can and cannot safely use

What to expect on the day

1

The surveyor arranges a convenient time and comes to your home.

2

They inspect each affected room, take photographs and measurements, and note the cause.

3

The visit usually takes under an hour for most homes.

4

A written report follows, setting out the disrepair, the likely cause and the repairs needed.

Why the report is so powerful

The single biggest argument a landlord makes is that damp and mould are down to how you live, not a defect in the home. An independent surveyor settles that question with evidence. Once the report shows the real cause is the landlord’s responsibility, the claim becomes far harder to brush off, which is often what finally gets the repairs done.

Common questions

What is a housing disrepair survey?

It is an inspection of your home by an independent surveyor who documents the disrepair, works out what is causing it and sets out the repairs needed. The surveyor’s written report is one of the strongest pieces of evidence in a housing disrepair claim.

Do I have to pay for the survey?

No. On a No Win, No Fee claim you do not pay for the survey upfront. The cost is dealt with as part of the claim, so there is nothing for you to fund yourself.

Why does the report matter so much?

Landlords often blame the tenant’s "lifestyle" for damp and mould. An independent surveyor can establish the real cause, such as a leak, poor ventilation or a failed damp-proof course, which is the landlord’s responsibility to fix. That makes the claim much harder to dispute.

How long does the survey take to arrange?

Once your claim is underway, the surveyor usually inspects within a few weeks. The visit itself is short; the written report follows afterwards and feeds into the Letter of Claim and the negotiation with your landlord.

What should I do before the survey?

Keep the evidence you already have: photos of the disrepair with dates, any damaged belongings, and copies of what you reported to your landlord. Point out every affected room on the day so nothing is missed from the report.
