Leaks and water damage are your landlord’s responsibility

Under Section 11 of the Landlord and Tenant Act 1985, your landlord must keep the structure and exterior of your home, including the roof, windows, walls, gutters and pipework, in repair, and keep the water and drainage installations working. The Homes (Fitness for Human Habitation) Act 2018 backs this up.
